Small jobs done on time prevent big repair bills. Here is what most houses need and how often.
Every month

- Look under sinks for leaks
- Clean the garbage disposal and range hood filter
Spring
- Clean gutters and check downspouts
- Service the AC before hot weather
- Check the roof and siding from the ground
- Wash windows and screens
Summer
- Clean the dryer vent line
- Check caulk around tubs, sinks, and windows
- Trim plants away from the house
Fall
- Clean gutters again after leaves drop
- Service the furnace; replace the filter
- Shut off and drain outdoor faucets (cold areas)
- Replace smoke and CO alarm batteries
- Reverse ceiling fans to clockwise
Winter
- Watch for ice dams and frozen pipes
- Check the attic for leaks or frost
- Deep-clean the oven and cabinets
Once a year
- Flush the water heater
- Chimney inspection if you use a fireplace
- Check the fire extinguisher
- Know where your water shut-off, gas shut-off, and breaker panel are
Keep a record
Write down the date, task, who did it, and cost. It helps with warranties, resale, and remembering when something is due.
